Customers of real estate brokers and agents are are buyers who receive no representation from the agent or broker in the purchase of real estate. The listing agent, according to the agreement signed with the seller, owes the seller "fiduciary" obligations which include among other things getting the best possible price for the seller's property. A buyer of real estate becomes a client under which the agent or broker owes fiduciary when the buyer specifically hires the agent or broker to represent them.
