Did you know that Union Pacific plans to double the number of train tracks through Sugar Land and all of Fort Bend County?

You might think that this means twice as many trains, right?

Well, according to officials at Union Pacific, the extra tracks do not mean more trains, but it does mean the trains we experience will move through the area more efficiently.  If this is true, this is good news for residents "on the other side of the tracks", north of Highway 90, like Sugarmill, Misty Lake and Covington Woods.

In a news article published in the Independent (opens a new window) on July 6, Barbara Fulenwider writes in part that UP states they want to add more train tracks in an effort to alleviate train traffic much like making a freeway wider.  It lets the traffic flow more smoothly.

2010 TAX CREDIT CONTINUES TO SKEW HOUSTON HOUSING MARKET DATA

Houston area home prices still outpace last year while setting historic highs for a May in Houston

HOUSTON — (June 21, 2011) — The 2010 home buyer tax credit continues to obscure an accurate gauge of how the Houston real estate market is performing. The 2010 federal incentive triggered a short-term surge in local home sales last spring that has skewed the year-over-year analysis most of this year.

When compared to the tax credit incentivized closed sales of May 2010, there were fewer home sales recorded in May 2011, according to the Multiple Listing Service (MLS) report prepared by the Houston Association of REALTORS® (HAR). At the same time, the number of listings that went under contract this May and expected to close in the next 30 to 60 days was up more than 35 percent when compared to May 2010—yet another comparison that is skewed by the tax credit that required buyers to enter purchase contracts by the April 30, 2010 deadline.

"Getting an accurate read on the Houston real estate market remains challenging because the 2010 tax credit prompted a surge in home sales during the first half of last year that otherwise would have occurred throughout the summer," said Carlos P. Bujosa, HAR chairman and VP at Transwestern.

Officially called the Worker, Homeownership, and Business Assistance Act of 2009, extended the tax credit of up to $8,000 for qualified first time home buyers.  There are 2 important deadlines you need to know.  First, you must be under contract to purchase a qualifying home by April 30, 2010.  The second deadline you need to know is the home purchase must close and fund by June 30, 2010.

This is an exciting opportunity for qualified home buyers in the market to purchase a home.  But you need to get started now, before time runs out.  Before the first deadline of April 30th, you need to first qualify for a loan, determine the style of home you want to purchase, take some time to look for the right home, allow a Realtor professional to negotiate on your behalf with the seller's agent and execute the contract.

On June 29th, the City of Sugar Land conducted a Town Hall meeting to present information on the Imperial Sugar Redevelopment Project.  The economic climate has caused Cherokee to re-examine its strategy to develop the 750 acre development.  Just what are the current plans.  You can find out more on the City of Houston web site here.
